More Flexible Franchise contracts:
Unlike most brands which require a ten year agreement with renewal every five years Windmill signs a five year franchise agreements and after the first two years the contract runs year to year. No loss of franchise fee litigation.
Easy to understands:
Unlike current franchise agreements which are larger that some books. Windmill offers simplified agreements written in common English. The franchisee
Agrees to run and manage the property to internationals standards. To provided an operational budget to professionally manager and maintain the property to Windmill Standards and maintain service scores in the 93% range or higher.
Windmill will conduct post visit surveys which will be the basis of keeping the franchise.
Protected territories:
Are based in populations we do offer owners protected territories as long as they maintain service scores and are current with franchise payments.
Non Funded improvements:
Many franchisees require the owners to pay all cost for property amenities and guest service improvements If Windmill hotel deems that a service is needed to maintain market or grow market we will be a partner. As long at the property maintain passing GSI scores and is current with payment any improvements cost will be shared 60% owner 40% by Windmill. Investments made by Windmill will be noted as a secured note on the property.
Central Office:
Many properties owners rely on managers. Our property owners can rely on our central office concept. We will use the latest technology to monitor properties not only through reservations but a system that actually watches the property for the owner and reports directly to them any reregulates so they know their investment is safe and all revenue generated if accounted for.
Property Management:
It’s sad to say that most franchised brands require proprietary hardware that means that a simple computer system can cost owners thousands of dollars more than a simple generic PC LAN network can cos. Our systems are internet based all you need to do is connect into the internet. We will not force hotels to buy thousands of dollars of specialized computers systems.
Security for guests and owners:
It’s your property and you want it protected we will specify a state of the art CCTV system. That will cover all parts of the hotel in additional to local hotel staff. A central alarm center also monitors activity on cameras and they log incidents and can contact police. Sensors will take pictures as anyone enters or leaves a room or as cashiers handle cash along with outside and inside security.
Internet and Revenue marketing manager:
Is assigned to each property their goals are to monitor future booking and contracts to see if they fall within guidelines. They work with the property GM and DOS to improve your Rev Par and ADR. Monitor negative comments on travel webs sites. They constantly look at internet booking sites to improve position and increase distribution. They look for niche markets to help in sales.
Total IT system support:
Unlike most companies we will mange and support all property software Property management, Call accounting, key lock systems CCTV systems wireless internet TI lines will be supported for on monthly fee.
Payroll & HR issues for your property:
We will handle employment, hours worked and complete your payroll we offer a service that monitors hours worked and alerts the GM is someone will run into overtime to help cut costs. We can do employee screening reports and file all EEOC documentation along with federal and state reports.
