Top down Sales:

Both corporate, property managers and associates are focused on driving sales through all marketing channels. Sales are the key measure of how well we manage our properties for our owners. Windmill managers are committed and incentivized to bring in business. They grow market share by being aggressive and taking business from other properties in the competitive set. Our managers are not report writers or accounts we have systems for that they are judged on sales a flow through!

Service:

Getting a guest to return is the easiest way to grow business. Windmill associates are trained to provide international service levels and incentivized to anticipate guest’s needs. We hire associates that honestly care, give them the best training and empower them to handle guest service issues they are rewarded for improving service to our guests. Our philosophy is that good service costs you nothing!

Sustainability:

Windmill is committed to real sustainability, we build sustainable systems not gimmicks based on our knowledge and experience. Windmill reviews the property site layout and geographic locations for the best solutions and then develops a comprehensive sustainable solutions like “Top Hat” Windmill knows what proven systems to use and that not one system can achieve sustainability We understand hotels managers have a responsibility as stewards of properties to manage them in a professional and sustainable manor at every level. We also focus on teaching our associates the importance of sustainability in both hotel and food and beverage operations.

Revenue Management:

We are committed to improving our owners NOI with flow through top line sales and revenue. Each property has a revenue manager that reviews the properties goals and Windmill International uses in-house leading edge systems and technology to improve ADR and RevPar for owners. We have daily revenue progress reports which are done by the night auditors and weekly strategy seasons with the property to stay in touch with that market.

Cost controls and internal auditing:

Properties have a reporting system that watches costs to improve NOI for investors. We use purchasing sources to increase discounts and the property manager and associates are responsible for maintaining budgets and monitor expenses and cash. We have proprietary software which watches budgets. Accounting does monthly audits on property accounts receivable and payables and also monitors adjustments to account like cash and gives ownership daily cash position statement.

Honesty and integrity:

In all of our dealings with guests, vendors and owners our goal is to grow a hotel chain that is focused on honesty and fair treatment. We will be forthright in all our dealing and will respect our owner partners. If we made mistake we will not cover them up and I personally foster and open door policy with all partners and associates.

Accuracy:

We follow international standardized accounting standards accuracy in not only important in accounting but reports and data. General Managers certify the accuracy of reports they submit and we believe in detailed and timely reporting to owners and senior partners.

Committed professional management:

Windmill International managers are sales driven entrepreneurs. Property managers have achieved senior Certifications in hospitality management and all Associates are rewarded and advanced for service, team work and education through certification. Windmill supports the AHLEI International education programs.
